About Fred Assini

Chief Executive Officer Fred Assini of Alpha Tech Lending marked his 37th year in the real estate industry in 2024. Since 2019, Fred has been at the helm of Alpha Tech Lending. This nationwide private asset-based lender helps real estate investors, brokers, and referral partners gain immediate access to direct capital quickly and affordably. The company began in the Northeast United States in 2007 and has expanded operations throughout the country. Alpha Tech Lending’s headquarters are in New York and Boca Raton, Florida.

Fred and his team are passionate and strategic in how they have grown Alpha Tech Lending over the last five years. Alpha Tech Lending offers several loan programs, including Fix & Flip, New Construction, DSCR 1-4, DSCR 5+, Bridge Loans, and Tru No Doc Loans. Fix & Flip loans help investors purchase and transform properties and maximize their returns. New Construction Loans provide real estate investors, builders, and developers with competitive financing for acquiring, developing, or constructing ground-up projects.

A DSCR (Debt Service Coverage Ratio) Loan helps people buy or invest in properties like buildings or houses, with individual qualified based on how much profit the rental property should make. Alpha Tech Lending specializes in DSCR Loans for 5+ residential, mixed-use, and commercial properties. The company also offers financing for commercial spaces such as offices, retail, warehouses, self-storage, and automotive.

Its Bridge Loan program provides short-term funding to clients who do not yet qualify for traditional financing, giving the borrower time to obtain permanent financing.

The Tru No Doc Loan program does not depend on the borrower’s credit score, financial qualification, or the property’s value. The value of the asset being offered as collateral qualifies for the loan.

Alpha Tech Lending also provides mortgage brokers and consultants who work with real estate investors an opportunity to grow their businesses. Mortgage brokers and consultants can access Fix & Flip (Bridge) and Rental financing through the Alpha Tech Lending Registered Broker Partner Program. The firm offers a lucrative compensation structure and fully protects its partners throughout the process.

Fred’s Real Estate and Financing Experience

Early in his career, Fred founded and managed First Rehab Lending, a nationwide mortgage business, which he started in 2012. First Rehab Lending provides short-term commercial loans to facilitate the acquisition of non-owner-occupied residential real estate for experienced speculators, investors, and home builders. For investors to be successful in this industry, a lender must provide timely and efficient services. 

Under Fred’s leadership, First Rehab Lending underwrote and approved all of its loans in-house. Its team was responsible for quickly reviewing all relevant documentation, which led to fast approvals and closings. First Rehab Lending aims to create long-term relationships with clients by providing the highest quality service at the most competitive rates.

At 27, Fred founded and served as CEO of Franklin First Financial until December 2018. Franklin First grew from a startup company to being licensed in 40 states. The company was cited by Mortgage Originator magazine as one of the nation’s top 10 mortgage makers. Business channels included consumer direct, wholesale, and reverse mortgage lending. Franklin First originated FHA, VA, Conventional, USDA, and Reverse Mortgage Loans.

Fred was featured in Mortgage Professional, which credits the company’s growth to his executive marketing strategies and personal customer service philosophy combined with a commitment to using leading-edge technology and providing financial product diversity.

At one point, Fred managed over 750 employees, and Franklin First Financial had over $10 billion in origination. He is known for successfully growing all the companies he’s been a part of and for each company’s strategic leadership in the industry.

In addition, Fred Assini has experience managing a general contractor company, which gives him insight into his clients’ needs.

Over the years, Fred has completed nearly 100 fix-and-flip renovations throughout his career.

He has also been a member of many different organizations within the real estate lending industry and has received a number of mortgage-related awards.

Born in Brooklyn, New York, Fred attended Saint John’s University, where he completed a degree in finance and entered the world of private lending.
